We build bespoke projects which are founded in sound due diligence and professional delivery. We have delivered over 500 new homes throughout the UK, each having their own brand, design and unique selling point.

As we have years of experience delivering projects, we have already overcome the uncertainties which early-stage developers often encounter. We know the obstacles and challenges of each project before the site even commences. Risk mitigation is paramount.

The focus is on five key areas when assessing our projects:

Evaluate the project and time frames in relation to the wider economy and market forces – the macro picture. Understand the needs of the micro market and ensure our development reflects these requirements.

Market Risk

Understand how the deal will be exited and evidence this. Where possible seek to gain upfront commitments to ensure a timely exit from projects. Create contingencies in this regard and ensure that there is a minimum of two robust exit routes ahead of commencement.

Planning Risk

Understand the complexities and nuances of any subsequent build out. Ensure a robust delivery team is in place with appropriate contingencies. No team member in the delivery should ever be working at the edge of their knowledge base. We reduce risk by working with the right teams. This is a key point of our risk mitigation, often and disastrously ignored by others.

Development Risk

Ensure the project reflects a robust return on investment in relation to the time frame and complexity of the entire life span of the project. Ensure that the funding strategy is comprehensive and balanced for the nature of the proposal, keep leverage to the minimum considering the constraints of the business, the project and the economy.

Exit Risk

We have defined a robust due diligence process that helps us to understand these five fundamental analysis points. We then create business, structure and management tools which reduce risk. These criteria must be satisfied for us to engage in any development project. If any of the five factors fail to meet our requirement, we reject the proposal. This means we are not prolific developers, instead we are highly selective, profitable, conscientious developers whose projects make financial, operational and ethical sense.

We specialise in the conversion of heritage and listed buildings, residential open market developments, residential supported living, commercial portfolio building and most recently, leisure facilities.

Once a project has passed through our due diligence process, we step back and reflect on what this delivery would mean for the community. We place strong moral values at the core of our business and will only develop if we believe we are creating an asset for a community which adds value to an area. We often engage in focus sessions with councillors, local businesses and special interest groups to ensure we are welcomed and respectful in our approach.

After years of delivery and with over £100M GDV delivered across scores of projects, we believe our fundamentals are right, our approach is right and our due diligence process is second to none.
